Program details

Spain closed its Golden Visa program to new real estate investors on April 3, 2025. The twelve-year run had granted residence permits to over 22,000 foreign nationals.

The decision came after mounting pressure over housing affordability. Prime Minister Pedro Sanchez argued the program had turned property into a speculative asset rather than a basic right.

During its operation, the program required a minimum EUR 500K real estate investment. Investors needed only minimal physical presence while enjoying full Schengen travel rights.

Existing holders can continue to renew and pursue citizenship through standard naturalization, which requires ten years of legal residence. Applications submitted before April 3, 2025 are being processed under the original rules.

The closure follows similar moves by Portugal and Ireland, reflecting broader EU concerns about investment migration. Spain's Beckham Law continues to offer significant tax advantages for new residents.
