Country details

Greece combines Mediterranean lifestyle with one of Europe's most flexible Golden Visa programs, requiring no minimum stay. For HNWIs, the Non-Dom tax regime offers a flat EUR 100K annual tax on worldwide income for 15 years, with EUR 20K for each family member, after an initial EUR 500K investment.

Standard Greek income tax is progressive to 44% plus solidarity contribution. Capital gains on securities are taxed at 15%. Real estate gains are taxed at 15% if held under 5 years. There is no wealth tax.

The Golden Visa program underwent significant changes on September 1, 2024, introducing tiered investment thresholds. Prime areas including Attica (Athens), Thessaloniki, Mykonos, Santorini, and islands with 3,100+ population now require EUR 800K minimum real estate investment. Other regions maintain a EUR 400K threshold. Properties must be purchased in a single transaction.

The program grants 5-year renewable residence permits with full Schengen mobility. Citizenship is possible after 7 years of residence with physical presence requirements and Greek language proficiency.

Greece's affordable cost of living (despite Athens price increases) and accessible Golden Visa make it popular with investors from the Middle East, China, and increasingly the US and UK seeking EU residence.
