Program details

Greece Golden Visa grants permanent residency from day one through multiple investment pathways. It stands out for having no minimum stay requirement to maintain residency status.

Law 5100/2024 introduced tiered real estate pricing based on location. Prime areas including Athens, Thessaloniki, Mykonos, Santorini, and islands with populations exceeding 3,100 require EUR 800K for a single property of at least 120sqm. Other regions require EUR 400K under the same conditions. Commercial-to-residential conversions and heritage building restorations qualify at EUR 250K regardless of location or size.

Beyond real estate, Greece offers diverse financial investment routes. Government bonds require EUR 500K with a minimum three-year maturity held through a Greek credit institution. Fixed-term bank deposits require EUR 500K for a minimum one-year term with automatic renewal. Mutual funds and Alternative Investment Funds (AIFs) investing exclusively in Greek assets qualify at EUR 350K. Direct investment in listed shares, corporate bonds, or government bonds on Greek exchanges requires EUR 800K. Capital contributions to Greek companies, Real Estate Investment Companies (REICs), or Venture Capital Companies require EUR 500K.

Since November 2025, a startup investment pathway allows EUR 250K investments in companies registered with Elevate Greece, subject to a maximum 33% equity stake and job creation requirements.

Processing times currently range from 4-12 months depending on application backlog. The program offers a pathway to citizenship after 7 years of residency, requiring Greek language proficiency at B1 level and passing a naturalization test.
